Build a house

You’ve been dreaming and saving a while to build that ideal house and the time has finally come. It’s a done deal… or almost, and you're going to do it yourself! Building or supervising a construction project requires a minimum of knowledge, but equally important, a tried-and-true method.

Your successful project

Plan each step thoroughly taking each stage, and the people who will perform the work, into account. In this way, you’ll be able to set out a realistic timetable for the entire job. First, make sure that your project is in conformity with the existing building codes and bylaws of the municipality. Then, establish the order of the project timetable. By carefully planning the house construction, you’ll be able to manage the project and even anticipate what could otherwise be unforeseen situations.

The perfect location

Where do you prefer to live, in the city or in the country? What about proximity to schools, your place of work, shopping centres, parks, emergency services, public transport, etc? Also pay close attention to the property dimensions, your future neighbours, vehicle traffic in the neighbouring streets, the presence of trees, soil quality, etc. So now you've selected both the house and the site. Don't forget to buy property insurance that will be in force for the full period of construction.

Do you have a plan?

Generally, the most gratifying stage of the project is selecting the house model you plan to build: single-storey for large properties or, on smaller lots, two-storey type homes. And in what architectural style do you wish to build? Do you have a soft spot for a Victorian home, a rustic style or even a colonial layout? How does the architecture fit into the neighbourhood? Be sure to plan for the future. Will you need a garage or additional storage space? The size and position of each room are elements that should be studied. What will be the busiest room in the house? Will it be the kitchen or the living room? What are your favourite activities when you’re at home? Do you cook or watch TV? Will you need a dining room? How many bedrooms will be needed for the entire family? Also plan for future needs for the house as well as for indoor decorating trends.

Now that the house style has been selected, you’ll need a detailed blueprint. In collaboration with Planimage, RONA offers a multitude of house plans that you can alter according to your personal tastes with RONA’s plan modification service. The resulting blueprint will guarantee a building that’s true to your needs and requirements. Your municipality will also need to see it before issuing the necessary construction permits and authorizations. Have the plans validated by your municipal building inspector.

Doing it yourself or hiring a contractor?

For each stage of construction, evaluate the time that will be needed and the budget you’ve allocated for doing the job yourself or giving it to a contractor. Don’t make the mistake of jumping into a stage of the job yourself without knowing how to finish it. If you’re using the services of one or more contractors, reserve them in advance and enter this information into your construction schedule. For any questions you may have concerning planning or doing the work, consult our online experts at any time. Also, visit our Building a House section.
